Through the courtesy of my friends, Mr and Mrs Sloan*,
who are occupying your place on Arroyo Terrace, I was
permitted to show the house for sale recently, and I
am encouraged to think that our client is genuinely interested in it. She is artistic in her tastes, and I
understand does some work with her brush, so she was
qualified to appreciate the charm of your home.
The greatest obstacle I encountered was the smallness of
the lot, and the impossibility of having a garden, which
is one of the things she especially desires in California,
However, I endeavored to offset this objection by pointing
out the beauty of the view and the presence of your fine
large oak tree, I am hopeful that she will permit these
features to compensate for the loss of garden space.
When we started out together I did not have a very clear '
idea' of her requirements and could not judge her quality
until we had seen several places, but as soon as I discovered what sort of a place would appeal to her, I at
once realized that her price limit which she stated to me
very definitely is $10,000, constituted another obstacle.
Nevertheless, I decided to show your house to her, which I
did, and I am hopeful that I shall be able to induce her to
go somewhat higher.
I am very confident she will not pay as high as $14,000,
I am hopeful that I may be able to get her up to $12,500,
but I can foresee that it will be no easy matter. She
much prefers something around $8,000, but stated that if
she found something to suit her she would go as high as
$10,000. Therefore, if I can get her up to $12,500 I feel
that it will be all that I can reasonably hope to do. It
will, of course, be a cash transaction.
My next appointment with her is the latter part of this week.
